If you are a first-time house buyer who has lived in rental properties before, there is a great chance that you have never indulged in home maintenance tasks before. Here are must-do home maintenance tips that you cannot and should not ignore – ever!
Clean the Gutters
The thing about gutters is that we don’t think about them; as the saying goes: out of sight, out of mind. Nonetheless, ideally, you should have the gutters checked and cleaned at least twice a year. And depending on the region where you live, especially when it rains heavily, such as Arizona, it is recommended to assess your roof for roofing repairs and have all gutters cleaned before the start of the monsoon.
The gutters of your house play a crucial role in diverting water away and keeping your home safe. Without proper gutter maintenance, your house can become flooded with water. You might want to consider removing any trees that drop leaves and debris in the gutter or are pretty close to the gutter.
If you don’t want to remove the trees, make sure to trim them regularly.
Another crucial aspect of home maintenance includes the regular servicing of your house’s heating, ventilation, and cooling (HVAC) system. It is recommended to hire a local handyman to look at the HVAC system and perform repairs or adjustments – if needed.
It is recommended to have the HVAC system serviced once a year to expand its life. Regular HVAC service ensures that your house remains cool during the summer and that you don’t face a sudden AC outage.
Check the Roof
If your house has a tile roof, you will want to regularly assess whether you need roofing maintenance by looking out for any crack tiles, cracked mortar packs, missing roof tiles, or the presence of birds. If you detect any of the previously-mentioned things, you might want a roofer or a maintenance guy/ handyman on the roof to make the much-needed repairs.
We don’t recommend getting onto the roof and walking around unless you are a pro at it for safety reasons. For roof assessment, you can hire a drone and do the needful.
Water Heater Drainage
Always make it a priority to properly care for your water heater to ensure that it serves you for a longer period. It is normal for sediment to build up in the tank, and by draining your water heater, you can effectively get rid of that sediment by having it flushed out.
If you have never drained your water heater before, you can consult the user manual for the specific water heater model installed at your house. Or, if you want, you can hire the services of a professional to get this needful home maintenance task done.
Draining your water heater once a year should suffice.
Change the Filters
As a newbie homeowner, you might not be aware of the fact that your house has loads of filters, such as the filters of the HVAC system, your fridge, and (depending on whether you have one) the reverse osmosis system. Rather than opting for expensive filters, you might want to settle for the cost-effective ones that are good but can be changed once a month without hurting your bank.
